Garden Buildings DO NOT require planning permission as they are considered Permitted Development if they apply to the below rules:
- The garden building is less than 2m away form the property boundary.
- The garden building is not higher than 2.5m from existing ground level.
- The garden building cannot take more than 50% of the land around the property.
- The garden building can’t be used as self-contained living area.
- The garden building cannot have an antenna.
- The garden building cannot be bigger than 30m².
- The garden building cannot be bigger than 15m² if built within 1m of the boundary
However, you will NEED to apply for planning permission.
- Higher than 2.5m
- More than 2m from the property boundary
If you would like your building to be over 30m2 you will need to go through building regulations.
